To sell your home, you must first determine your motivations and goals for selling. For instance, do you need to sell your home quickly? Or, do you hope to sell, but timing isn’t really that important? Are you relocating to a different area, or is this a local move? Are you upsizing or downsizing? Will your next purchase be contingent on the sale of your current home? Being clear about your intentions for selling will make it easier for your Realtor to help achieve your lifestyle and real estate goals.
This might sound crazy if you haven’t even put your house on the market yet, but getting started on packing can help reduce clutter and make your house look larger.
Spend some time looking at the interior and exterior of your home with a critical eye. Your home exterior is the first thing a buyer sees, and it makes a crucial first impression. Invest a little bit of time and money into repairing, cleaning, painting, or sprucing up your shingles, fence, mailbox, grass, driveway, sidewalk, bushes, and front door. If the season is right, add some flowers to your flowerbed and mulch. You’d be surprised how much more money a neat appearance and fresh coat of paint can get you for your home.
One of the most inexpensive things you can do to help sell your home is updating the paint—and you don’t even have to paint every room. Paint any trim or rooms that look dark, nicked up, or dingy. Your kitchen is the most important feature of your home. Even if your kitchen screams 1970s, it may not always make sense to do a complete renovation. Ask me about small updates that can have a big impact, such as changing your lighting, countertops, hardware, and paint for a fresher look. Your bathrooms are the second most important rooms in your house. If your bathroom has never been re-grouted, that might help make it look cleaner and fresh.
Most importantly, choose the right Real Estate agent. Your choice of a listing agent will make a big difference in how quickly your home sells and how much of a profit you’ll realize.
A good realtor will:
You should not choose a Real Estate agent based on who gives you the highest price estimate for you house. Instead, choose someone who can present you with a detailed market analysis and proven results!
